This client came to RLS after having purchased a manufactured home for the manager of his equestrian center to live in on the property. This home, as built, was not in compliance with Boulder County’s standard for manufactured homes on this property. RLS has been asked to work with Boulder County to obtain approval for this owner to place the manufactured home he already owns on his property and to assist him in obtaining additional approvals for his water and septic systems.

This owner came to RLS asking for assistance in negotiating with the City of Westminster to gain the necessary approvals for Brian McKee, owner of Aspen Arbor Animal Hospital, to build a new facility. Upon RLS becoming involved in the project, RLS identified several issues with the existing parcel other than the City’s offsite improvement requirements. These challenges included parking easements, environmental mitigation expenses, title issues, access and drainage challenges and general buildable square footage on the site. RLS eventually recommended that Brian sell that parcel to a more appropriate developer and purchase a new parcel.

RLS is new assisting Brian in locating and developing a new parcel, which is more suitable for his needs. RLS narrowed the choices for Brian by putting together comparison proformas and timelines for Brian to review. These comparisons included not only construction costs, but costs of development on the various sights, which can vary greatly depending on the municipality. Once a site has been decided on, RLS will complete all of the due diligence necessary to ensure the site is appropriate for Brian to purchase and then assist with the purchase. RLS will then work with the architect, engineer and contractor to obtain all necessary approvals and permits for his development and help manage these parties to complete Brian’s building within budget and on time.

Use Expansion and Property Renovation

YMCA of the Rockies came to RLS for assistance in gaining approvals of the Grand County’s planning and building departments for a property renovation to include camper cabins. The County had originally challenged these facilities as being smaller than required under current County and construction codes. RLS did extensive research of the County codes, International Building Code and International Residential Code to address the issues of concern with the County. Ultimately, RLS was successful in obtaining approvals for the YMCA’s planned development. At the request of the County and the YMCA, RLS did some follow up research regarding the American’s with Disabilities Act to confirm that the planned site plan would comply with current ADA guidelines.

RLS is working with the Town of Firestone to develop this beautiful parcel of land into a mixed use residential community complete with a town center, school, open space and parks and a variety of single and multi family residences. To do this, RLS will determine what the existing water rights will support in residential density on the sight and then negotiate with Firestone to obtain all necessary approvals for the ideal development. The property will be annexed, zoned and RLS will obtain approvals for a conceptual plan and vest the rights to that plan with the property. Once these steps are complete, RLS will assist the owners in marketing and selling the property to developers and/or builders.

Raw Land Solutions, LLC is working toward the development of a medical and wellness center that will be located at the Crossroads Plaza Development in Loveland, Colorado. RLS has a unique connection to the doctor groups that are interested in establishing a presence at Crossroads and an understanding of the needs of the market place for medical services in the area. This familiarity with the medical atmosphere in northern Colorado makes our involvement key to a timely and successful grand opening to this new medical office building. RLS proposes to provide not only its standard development consulting services, but the additional service of connecting with potential tenants in an effort to lease space in this building.
As a result of this project’s rocky history and the number of planned medical office buildings currently being programmed and leased in the area, now is the time to get the Crossroads medical office out of the ground. RLS will immediately contact an architect to draw a preliminary site plan and building rendering and put together a project overview to use in meeting with various interested doctor groups.

Medical Properties Group, LLC

Medical Office Building

Although this project never closed or went to construction, it was a challenging project for RLS. Medical Properties Group, LLC asked RLS to conduct the due diligence and feasibility study on a parcel of land located in Flagstaff, Arizona for a medical office building. After much research, RLS determined that this developer would not be able to recoup the cost of constructing his building on this site because of its various challenges. These challenges included significant soil concerns, including very shallow and dipping bedrock, potential environmental challenges, water issues, protected trees located on the site and surrounding competitive development. At RLS’s suggestion, this developer and his attorney’s ultimately determined that this property was not a good investment and terminated the contract before closing.

This property was a unique project for RLS because we are not traditionally involved in the purchase and sale of existing buildings. However, this developer chose to renovate and expand this building after his purchase. In conjunction with this developers attorneys, RLS assisted in the negotiation of the purchase contract, ordered and reviewed the title work, survey, building inspection and environmental studies for the property and worked with the legal counsel, brokers, sellers and various vendors to get this developer smoothly through closing. We assisted the developer in seeking proposals from various contractors and vendors to provide the necessary services to prepare the site for renovation and expansion and drafted and negotiated an appropriate development budget for the project.
